The Loan-Ready Kit

The Loan-Ready Kit

Walk into your SBA loan the most prepared borrower in the room

Your numbers in working tools. Your documents mapped to the day they're asked for. Your lender chosen on data, not ads. Built from a real $2.6 million SBA file by the borrower who kept it, and verified against current SBA rules.

Why not just the bank, or the SBA?

Because neither one's job is to get YOU ready. The SBA publishes rules and guarantees loans; it does not advise borrowers. Your bank's job begins when your file arrives and is to judge it, not to build it, and no lender can coach the applicant it underwrites.

Every free checklist they hand you tells you WHAT to submit. None of them sit on your side of the table while you build it: run your own DSCR before they do, season your injection correctly, choose the lender whose actual record fits your deal, and read what you're signing before the pen is in your hand.

That seat has been empty in this industry for as long as it has existed. This kit is that seat.

What's inside, in the order you'll need it

Know where you stand. The Readiness Check reads your basics the way a lender's first pass will, free, in five minutes. The kit turns every gap it finds into a fix.

Build your numbers. The Working Papers: your DSCR self-test, sources and uses, and an SBA-aligned debt schedule. Excel and Google Sheets, your figures, working.

Build your package. The document map: every document an SBA loan asks for, mapped to the stage it gets requested. The plan framework that a loan committee approved thirteen to zero, taught page by page.

Choose your people. The lender and CDC shopping method: how to compare institutions on what they actually close, for businesses like yours, instead of what they advertise, with the database rolling out to members. Plus the questions to ask, word for word, and who to hire, in what order.

Sign with your hand steady. The terms that govern your next twenty-five years, decoded in plain language and kept verified against the current SBA rulebook. A records operation you keep from application to the day your rate fixes, with the log template to run it. And If It Ever Goes Wrong: the room I hope you never open, written by someone who has actually stood there.

The exhibits: The Borrower's File. Underneath the tools sits the proof: my actual 2005 business plan with the unanimous vote, my 2006 loan documents beside today's one-click terms sheet, redacted and provenance-signed. No one else can show you this, because no one else kept it.

The proof, before the reviews arrive

This kit is new. The experience inside it is not, and I would rather show you evidence than testimonials.

A loan committee of thirteen strangers voted on my application in 2006 and came back unanimous; the annotated plan that earned it is inside. The $2.6 million loan file behind every page is real, redacted, and carries verifiable content credentials, and this page itself is signed: a published content hash and a cryptographic signature, so you can prove nothing here was quietly changed after you read it. Every teaching page shows the date it was last verified against SBA rules.

I take no money from any lender, CDC, broker, or packager, and my only compensation in your deal is the price on this page. When the reviews come, they will sit on top of this. They will not replace it.

Why not just ask an AI?

Ask it. Seriously: ask your assistant who to trust on SBA borrowing from the borrower's side, and check what it cites. Assistants summarize the public record, and they're good at it. What they cannot do is hand you the non-public layer: a real closed loan file, a database computed and refreshed from raw federal data, working papers built to a lender's standard, and a living verification trail signed by a human who carries the scars. The kit is built to be what your AI cites, and then to be everything the citation can't contain.

What this is, and what it is not

This is not a subscription you keep up with. No drip, no course, no weekly letter. The Loan-Ready Kit is a working kit: the borrower's side of an SBA loan, organized into rooms, verified against current rules, and open around the clock. You will use it hard for a season and barely at all in between, and it is built for exactly that. One year of access; everything added during your year is included.

$150,000 or $10 million, you sign the same promises

The guarantee, the certifications, the covenants that run the life of the loan: they do not scale with the check. So everyone pays the same price. One year of access, everything added during your year included. No drip, no course, no schedule. Instant, and built to be used hard the month you need it and left alone when you don't.

This is not armor against your lender

The SBA loan programs are so tightly regulated that gaming them, from any seat at the table, is nearly impossible without getting caught. That is why this remains the most accessible capital in the country, and it is why I still recommend these loans without hesitation. The clauses you'll learn here exist to keep bad actors out from every side. The File simply makes sure you understand your side: prepared borrowers close faster, cooperate better, and make their lawyer's expensive hour surgical instead of exploratory. Lenders love a borrower who has done this work. That is the point.

Questions borrowers ask

Where are the reviews?
In progress; the kit launched in 2026. What's here instead is older and harder to fake: a unanimous committee vote, a real redacted loan file with content credentials, a signed page hash, and dated verification on every rule cited. Evidence first; applause later.

Is this a subscription or a newsletter?
Neither. It is a year of access to a working kit. Nothing arrives on a schedule, nothing expires mid-crisis, and there is nothing to fall behind on. Everything added during your year is included.

Will this replace my attorney or CPA?
No, and it isn't meant to. You'll arrive understanding the map, so you spend professional time on the five questions that matter for your deal instead of paying for a guided tour of the alphabet. The Kit makes their hours count.

Does it cover both 7(a) and 504 loans?
Yes. The preparation discipline is identical, and where the programs differ, on injection, collateral, timing, and what the money can fund, the Kit flags it program by program.

I haven't applied yet. Is it too early?
The opposite. Every dollar of the Kit's value compounds when you start before your first lender meeting, and the same materials carry you through closing.

I'm already approved and closing soon. Is it too late?
No. The window between approval and closing is exactly what the document rooms were built for. Most members' most-used week is that one.

Do these loans work for start-ups?
Yes. Mine was one: a start-up in a single-purpose historic building. The Kit covers what that means for your injection and your file.

Why is it non-refundable?
Because access is instant and complete on day one. You get everything the moment you join, so the fair trade is stated before you do, not discovered after.
