What documents do I need for an SBA loan?

For the first meeting: a business plan, three years of projections, a Personal Financial Statement (SBA Form 413), three years of business and personal tax returns, and a sources and uses statement. Underwriting adds a debt schedule, interim financials, bank statements, IRS Form 4506-C or 8821, entity documents, leases, and proof of the cash injection's source. SBA Form 1244 applies to 504 loans.

Is there an official SBA loan application checklist?

No. The SBA publishes eligibility requirements and forms at sba.gov, but each lender and CDC adds its own document requirements on top of the SBA's, so there is no single official checklist. The most useful preparation covers the items identical in every deal: the plan, the financials, the injection, and the personal documents you can assemble before any lender's list arrives.

Does the checklist cover both SBA 7(a) and 504 loans?

Yes. The preparation stages are common to both programs, 504-specific items like SBA Form 1244 and CDC injection classifications are noted, and it includes the sequencing rule in effect since the programs decoupled on July 4, 2026: secure the 7(a) approval first, confirmed in writing with your bank and CDC, because a 504 balance still counts against 7(a) capacity.
